Application Requirements



Thank you for your interest in our homes. We appreciate you taking the time to apply.

Submitting an application and application fee does not guarantee approval.

 All applications are reviewed carefully and must meet the rental criteria outlined below to be considered.


Applications are processed in the order received. Approval is based on meeting all screening criteria and availability at the time of review.

We reserve the right to verify all information provided and to request additional documentation as reasonably necessary to complete the application review.

All required documents must be submitted with the application and must clearly display the applicant’s name and be legible. Applications submitted without all required documentation will be deemed incomplete and declined. If additional information is requested during the review process, it must be provided within twenty‑four (24) hours. Failure to do so may result in denial of the application so that the next applicant may be considered.

We comply with all applicable federal, state, and local fair housing laws and evaluate every application fairly, consistently, and without discrimination.

The application fee is $49 per applicant, non‑refundable, and covers the actual cost of screening and processing the application, regardless of the approval outcome.


Rental Application

All individuals eighteen (18) years of age or older must complete and submit a separate rental application.

Only fully completed and signed applications, along with all required supporting documentation, will be considered. Providing false, misleading, or incomplete information will result in the denial of the application. If questions or discrepancies arise during the screening process, additional documentation may be requested. All individuals applying as part of the same household or group must apply simultaneously. We do not accept or hold partial or staggered applications for group applicants. All applications must be received together to be considered complete and eligible for review.

 

Photo Identification Requirement

Each applicant must provide valid, unexpired photo identification issued by the State of California or other government-issued photo identification acceptable under California law.


Occupancy Guidelines

Household size must be appropriate for the size of the home being applied for and is subject to the following guidelines:

  • 2 Bedrooms: Minimum 1 person / Maximum 5 persons
  • 3 Bedrooms: Minimum 1 person / Maximum 7 persons
  • 4 Bedrooms: Minimum 1 person / Maximum 9 persons

If the household size increases beyond the maximum occupancy during the lease term, residents may be permitted to remain until the lease ends.


  • Adding adult occupants without prior written owner approval is a lease violation.


Income Requirements

Applicants must have a combined gross household income of at least 2.5 times the monthly rent. Income must be verifiable and derived from lawful sources.

Applicants are required to provide three (3) months of current pay stubs as proof of income. Self‑employed applicants must provide the most recent two (2) years of tax returns. Additional documentation may be requested to verify income or employment.

An applicant’s total monthly debt obligations, including rent, may not exceed 60% of their gross monthly income.


Section 8 / Housing Assistance Applicants

In accordance with California law, applicants participating in a housing assistance program, including but not limited to Section 8, will be evaluated based on their portion of the rent.

The applicant’s gross monthly household income must be at least 2.5 times the tenant’s portion of the monthly rent, as determined by the applicable housing authority. Applicants must provide current documentation verifying program participation, approved contract rent, and the tenant’s rent responsibility.

All other screening criteria, including credit history, rental history, and occupancy guidelines, must still be met.


Credit History

Applicants must demonstrate a history of responsible credit use. No current or prior thirty‑day (30‑day) late payments within the past twelve (12) months are permitted on any housing-related or major credit obligations, including but not limited to rent, mortgage, auto loans, or installment accounts.

Excessive delinquencies, collections, charge‑offs, or unresolved past‑due accounts may result in denial. Credit history is reviewed as part of the overall application and must meet minimum screening standards.

Credit history is evaluated as part of the overall application, and no single factor is considered in isolation.

 

Rental History Verification

A positive and verifiable rental or housing payment history is required. Applicants with any prior eviction filings or eviction judgments will not be considered for tenancy. Applicants must provide proof of twelve (12) consecutive, on‑time monthly payments made to their current landlord or mortgage company. Acceptable documentation may include a payment ledger, bank statements, or other verifiable records showing timely payments.

The current landlord will be contacted as part of the application review to verify tenancy, payment history, lease compliance, and overall rental conduct. Failure to provide accurate landlord contact information or required payment documentation may result in the denial of the application.


Criminal History Screening

In compliance with California law, criminal history is reviewed only after a conditional approval and is evaluated on an individualized basis. A criminal record alone does not automatically disqualify an applicant.

When criminal history is considered, factors may include the nature and severity of the conduct, the amount of time that has passed since the conviction, and whether the conduct is reasonably related to the safety of persons or property. Arrests that did not result in a conviction will not be considered.

Applicants will be provided an opportunity to submit additional information or documentation if criminal history is a factor in the application review.


  • Criminal history that demonstrates a direct and substantial risk to the safety of persons, the community, or the property, based on an individualized assessment, may result in denial of the application.


Renter’s Insurance Requirement

 

All tenants are required to maintain an active renter’s insurance policy for the duration of the lease term. The policy must include personal liability coverage with a minimum limit of $500,000. Proof of renters’ insurance must be provided and approved prior to key release and possession of the property. Tenants will not receive keys or be permitted to take possession of the home until acceptable proof of coverage is submitted. Failure to obtain or maintain the required renter’s insurance coverage will be a lease violation.

 

Pet Policy

To help maintain a safe and well‑cared‑for property, all approved pets must be spayed or neutered unless medically contraindicated and verified by a licensed veterinarian. We are unable to accept dogs commonly considered high‑risk or those bred or trained for guarding, protection, or fighting. This includes, but is not limited to: Pit Bulls, Staffordshire Terriers, Rottweilers, Presa Canarios, Chows, Akitas, Bull Terriers, Jindos, wolf hybrids, or similar breeds or mixes.

Exotic animals, wild animals, zoo animals, or any animals not permitted under local or state law are not allowed.

This policy applies to pets only.

  • Incomplete applications will not be held pending missing documentation.
